Take Action
The goal of this website is to be a central hub of information relating to the opposition of the proposed housing development. We want to help everyone who is against the development to have their voice heard.
Please note that we have been advised against creating a petition because it will not carry much weight with Arun District Council.
1. Object to the planning application
A decision will not be made until 19th February, at the earliest, and comments can be submitted right up to the day of the Planning Committee Meeting.
If you wish to be added to our contacts list, to receive advice about submitting an effective objection, please email us at [email protected].
To successfully object against this proposed development we need to show that the potential for harm outweighs the benefits. Referencing where the development proposal is in conflict with specific policies within the Arun Local Plan and/or Angmering Neighbourhood Plan is excellent. Both are in need of updating, but will still carry some weight.
Some key points:
- The development is outside of the Built-Up Area boundary
- The Strategic Allocation for housing in Angmering has already been exceeded by over 75%
- Further strain on infrastructure including roads, sewage systems, healthcare and education
- Damaging the rural character of the village, affecting nearby Special Protection Area and Sites of Special Scientific Interest, and impacting wildlife
- The permanent loss of 15.1ha of highly productive agricultural land, including 9.9ha ‘Best and Most Versatile’, threatening the nation’s food security
The wider the range of issues we can highlight to the planners, the better. Finding errors within the application or associated documents would be useful, as would supporting any potential issues raised by ‘statutory bodies’, such as Natural England and West Sussex County Council (e.g. Education and Highways), as-and-when they respond to the application.
Objections need to be specific to you, and connected to your lived experience, to illustrate your concerns to the planning authority. Generalisations or anecdotes about other people are not useful.
Comments that will be taken into account include:
- loss of privacy
- overshadowing
- design
- highway safety
- traffic and parking
noise (from the proposed use, not building works during construction) - incompatible uses
- scale of development
- appearance of development
- wildlife
- trees
- flooding
- effect on conservation areas and/or listed buildings
Comments that won’t be taken into account include:
- personal issues with neighbours
- loss of private views
- business competition
- noise or disturbance during building operations
- loss of property value
- private covenants
- boundary disputes
- impact of private rights of access
The full application, together with comments, can be viewed online, here- https://www1.arun.gov.uk/aplanning/OcellaWeb/planningDetails?reference=A/154/24/OUT. The Planning Statement is the most important document to read. Select ‘Enter Comment’ to make your submission.
If you prefer, you can email objections to [email protected], remember to include the application reference- A/154/24/OUT. This may be the best option if you need to include images to support specific points within your objection.
Alternatively, you can post a letter of objection to: Planning Department, Arun District Council, Civic Centre, Maltravers Road, Littlehampton, BN17 5LF. Remember to include the application reference- A/154/24/OUT, and your name and address.
The official deadline for objections has now passed but we have been informed that comments will still be accepted.
